Monthly CWHOA Board Meeting
The next Country Walk Homeowners Association board meeting will take place on Monday, September 14th at 6:30 pm in the community room.
If you would like to have the board answer a general question about the neighborhood, or would like more information about the HOA, please click HERE. Questions and comments stated during the Open Forum will be taken into consideration during the executive session. After which time, the Board will provide responses as necessary for individual questions/comments. Open Forum speaking slots are assigned on a first come, first served basis – we encourage homeowners to use the link at the top of this paragraph to secure their speaking slot prior to the meeting. If time permits, homeowners who do not sign up in advance may be granted a time slot by the Board during the Open Forum.
Update on Flock Cameras
At the August monthly homeowners meeting, concerns were raised about the Flock license plate reader cameras here in Country Walk in view of recent news articles stating that the cameras had been misused by police officers in nearby jurisdictions.
Happily, Officer Dilbeck, who was patrolling in the pool parking lot that evening, was immediately available to address all of our questions about the Flock cameras. Here is a summary of the issues that were raised and how Officer Dilbeck answered them.
Where are the Country Walk Flock cameras located?
At the neighborhood’s front entrance (Shipp Road) and rear entrance (Old Lost Mountain Road), on Country Walk Drive.
What information do the Country Walk Flock cameras collect?
Our cameras capture the car tags on every vehicle entering or leaving the neighborhood. Only photographs of tags are taken, not video. This information is retained in a database for 30 days. A case number is needed to search the Flock database. [Note: in light of recently reported abuses of Flock databases in other jurisdictions, Flock is resetting the default length of time for data storage to 7 days. Click here to view the announcement. Moreover, the Georgia Senate Public Safety Committee will be considering new oversight legislation for Flock cameras in its 2027 session, which you can read about here.]
Does the City of Powder Springs Police Department have access to Country Walk’s Flock cameras?
Yes, they do. The board granted this permission at the time the cameras were installed, several years ago. Officer Dilbeck wasn’t sure if Powder Spring automatically shares the data we collect on our cameras with other jurisdictions. He noted that the city is aware of the civil liberties issues, and camera vandalism issues, that have been in the news lately. He also stated that Powder Springs audits staff on their Flock usage.
Have Country Walk’s Flock cameras helped to solve any crimes?
Yes, they have. Officer Dilbeck was personally involved in apprehending the drivers of 3 different stolen cars in just one day, thanks to the camera on Shipp Road.
What’s the most dramatic example of the Flock cameras helping to solve crimes in Powder Springs that you know of?
Officer Dilbeck was able to catch members of a shoplifting theft ring that had stolen more than $1 million worth of merchandise from Home Depot stores in the metro area, after seeing an alert on Flock. Flock cameras were also used in the apprehension of three carjacking suspects in Powder Springs, at least one of whom was armed.
Fall Clean-Up
Dear Country Walk Homeowners,
It is that time of year again! Let’s get ahead of the season and work together to keep our community beautiful, safe, and well-maintained.
As many of you know, an intermediate stream runs right through Country Walk. To prevent flooding, protect our local ecosystem, and keep our neighborhood looking its best, we need to clear out accumulated growth and blockages.
We are asking all homeowners to assist by ensuring the following are cut down and removed from the stream areas and your property lines:
- Debris: Fallen branches, trash, and loose rocks.
- Leaves: Piles that block water flow.
- Weeds: Overgrown brush and invasive plants.
Please ensure all cleanup and removal tasks are completed by Sunday, September 20, 2026.

Pool monitors will only be on duty on Fridays, Saturdays, and Sundays from now until September 27. On Mondays through Thursdays, the pool will remain open during its standard operating hours, but monitors will not be stationed at the facility. Please remember that when monitors are not present, swimming is strictly at your own risk. We ask that all residents continue to follow the posted pool rules and help keep the facility clean and safe.
Additionally, please note that the pool will officially close for the season during the last week of September. The final day of swimming will be Sunday, September 27.

New Horizons presents, “What is Medicare”?
Join us September 23, 2026 @ 2:00 pm, at the New Horizon Medicare Workshop, to be held in the CW Community Room. Information will be presented by 20 year expert, Tracy Oriyomi.
Medicare is a federal health insurance program created for individuals age 65 and older, as well as certain younger people with medical conditions or disabilities.

Volunteers Needed
Country Walk is only as strong as its volunteers. We are looking for at least 20 dedicated neighbors to step up and serve on the Social Committee, the Nomination Committee, and the Advisory Team. Your time and energy keep our community vibrant and running smoothly.
Our neighborhood is a wonderful place to live, work, and connect, but maintaining the quality of life we all enjoy requires active community participation. Simply put, Country Walk is only as strong as its volunteers.
As we look ahead, we need to fill crucial roles to keep our neighborhood programs and governance running effectively. We are aiming to recruit at least 20 volunteers to help steer our neighborhood’s future.
We currently need eager residents to join the following groups:
Social Committee : Help plan and execute the community events, parades, and holiday gatherings that bring our neighbors together.
- Need party planners
- Set up crews
- Clean up crews
- Person to barbeque
- Creative minds for new ideas
Nominations Committee: Assist in identifying and vetting candidates for leadership positions to ensure strong governance for our HOA.
We would love to have a representative from each street in Country Walk.
Advisory Team: Work alongside the board to gather research, obtain project quotes, and advise on community improvements.
- 2 people for calling for vendors/contracts/estimates (always get 3 and guarantees or warranties)
- Putting out and picking up HOA signs for HOA meetings
- Rentals (getting contract signed, and checking the party in and out)
- Checking the empty lots
- Typing up documents or agreements
- Assisting with the Newsletter
- New Homeowner Orientation( every quarter)
- Lead to assist communication from RID (landscaping) to the Board
- Lead to assist communication from Swim Atlanta (pool company to the Board)
- Lead to assist communication to pest control (calling them back for mosquitos etc)
- Answering emails from homeowners (working with a BOD member)
- Someone to inspect the amenities once a month
Serving on these committees is a fantastic way to meet your neighbors, protect your property values, and directly shape the direction of our community.

The Country Walk Homeowners Association is officially seeking dedicated resident candidates to run for open seats on our Board of Directors. Our community thrives when neighbors step up to lead, and we need your voice, your ideas, and your leadership.
Why Run for the Board?
- Drive Improvements: Directly influence upcoming neighborhood projects, amenities, and community updates.
- Protect Property Values: Collaborate on decisions that maintain the beauty and high standards of our West Cobb community.
- Ensure a Valid Election: Our community bylaws require strong resident participation and a minimum quorum to successfully hold our annual election.
Candidate Eligibility Requirements:
To qualify for a seat on the Board, candidates must meet the following community criteria:
- Membership: Must be a homeowner of record within the Country Walk community.
- Good Standing: All HOA dues, assessments, and balances must be fully paid and up to date.
- Covenant Compliance: Must have no open or unresolved Architectural Control Committee (ACC) violations.

Seen a Lawn You Admire?
Continuing the competition we began last quarter, we are accepting nominations for best yard for next calendar quarter. The prize is a $100 gift card. We are looking for homes with well-manicured yards, in compliance with ACC rules, and no pending violations. One homeowner will be selected each quarter. (No nominations were received last quarter, hence, no award.)
Factors that will be considered are:
- General appearance: Grass mowed and edged, weed free, green with no brown grass = 20 pts.
- General neatness: Garbage cans out of sight; no toys, bikes, etc. on front lawn; hoses rolled up; air conditioners hidden by shrubs, etc. = 20 pts.
- Planting beds cleaned and edged = 10 pts.
- Walks, driveways, and curbs edged and swept = 10 pts.
- Shrubs neatly pruned = 10 pts.
- Color contrast = 10 pts.
- Overall landscape design in keeping with the architecture of the house = 10 pts.
- The front lawn has a discernable, intentionally balanced landscape design = 10 pts.

Social Committee Monthly Meeting
Our next monthly Social Committee meeting will be Tuesday, September 15, 2026 at 6:30 pm in the CWHOA Community Room. Social Committee meetings are the third Tuesday of every month at 6:30 pm.
