The next Country Walk Homeowners Association board meeting will take place on Monday, August 10th at 6:30 pm in the community room. 

If you would like to have the board answer a general question about the neighborhood, or would like more information about the HOA, please click HERE.  Questions and comments stated during the Open Forum will be taken into consideration during the executive session.  After which time, the Board will provide responses as necessary for individual questions/comments.  Open Forum speaking slots are assigned on a first come, first served basis – we encourage homeowners to use the link at the top of this paragraph to secure their speaking slot prior to the meeting.  If time permits, homeowners who do not sign up in advance may be granted a time slot by the Board during the Open Forum.


Volunteers Needed

Country Walk is only as strong as its volunteers. We are looking for at least 20 dedicated neighbors to step up and serve on the Social Committee, the Nomination Committee, and the Advisory Team. Your time and energy keep our community vibrant and running smoothly.

Our neighborhood is a wonderful place to live, work, and connect, but maintaining the quality of life we all enjoy requires active community participation. Simply put, Country Walk is only as strong as its volunteers.

As we look ahead, we need to fill crucial roles to keep our neighborhood programs and governance running effectively. We are aiming to recruit at least 20 volunteers to help steer our neighborhood’s future. 

We currently need eager residents to join the following groups:

Social Committee : Help plan and execute the community events, parades, and holiday gatherings that bring our neighbors together.

  • Need party planners
  • Set up crews
  • Clean up crews
  • Person to barbeque
  • Creative minds for new ideas  

Nominations Committee: Assist in identifying and vetting candidates for leadership positions to ensure strong governance for our HOA. 

We would love to have a representative from each street in Country Walk.

Advisory Team: Work alongside the board to gather research, obtain project quotes, and advise on community improvements. 

  • 2 people for calling for vendors/contracts/estimates (always get 3 and guarantees or warranties)
  • Putting out and picking up HOA signs for HOA meetings
  • Rentals (getting contract signed, and checking the party in and out)
  • Checking the empty lots
  • Typing up documents or agreements
  • Assisting with the Newsletter
  • New Homeowner Orientation( every quarter)
  • Lead to assist communication from RID (landscaping) to the Board
  • Lead to assist communication from Swim Atlanta (pool company to the Board)
  • Lead to assist communication to pest control (calling them back for mosquitos etc)
  • Answering emails from homeowners (working with a BOD member)
  • Someone to inspect the amenities once a month

Serving on these committees is a fantastic way to meet your neighbors, protect your property values, and directly shape the direction of our community.

Dear Homeowners,

It feels like we just finished electing our current Board of Directors, but it’s already time to start planning ahead for 2027. As we prepare for the next chapter of leadership in our community, we are writing to announce a significant upcoming transition on our Board of Directors.

At our next quorum meeting (in April 2027), several of our most seasoned board members—will officially have completed their two two-year terms of service. Additionally, our current Board President, Rick Cantu, will be finishing his term and will not be running for re-election. There will be a total of six potential open positions on the board. 

To ensure a seamless handoff, Rick and the current board are focused entirely on setting the next operational calendar. This will provide the incoming leadership team with a clear, stable blueprint to run the association efficiently from day one.

The Search for New Leadership

With these critical positions opening up, we need committed residents to step forward and serve. We are actively vetting individuals who want to help guide our community’s future and step into these leadership roles.

If you have a background in finance, project management, legal affairs, or simply a strong desire to keep our community safe and beautiful, we encourage you to run for a seat.

Please, No Food Near the Pool

As the summer pool season is in full swing, the HOA Board is committed to ensuring our community pool remains a clean, safe, and enjoyable environment for everyone.

We are writing to remind all residents of a critical community safety rule: no food or beverages are allowed within ten (10) feet of the pool edge. 

Maintaining this ten-foot perimeter ensures that spilled food and drinks do not contaminate the water and significantly reduces the risk of dangerous slips and falls on the wet pool deck. Additionally, please note that all glass containers are strictly prohibited in the pool area at all times to prevent severe injuries.

We appreciate your cooperation and mindfulness in keeping our pool area a pristine space for our families and neighbors. By respecting these guidelines, we can all enjoy a fantastic summer. The pool rules are located on the large white signs surrounding the pool area. As a friendly reminder, our community pool is a shared amenity for all neighborhood families. Please be respectful of others, follow the posted pool rules, and help keep the space enjoyable for everyone. Also, please note that cut-off jeans and other streetwear is not allowed in the pool because the fibers can clog the filters.

Our community guidelines strictly prohibit smoking and vaping in gated amenity areas. Furthermore, loud profanity and disruptive behaviors violates the standards of considerate community living.

Children under 16 years of age must be accompanied by an adult (18 years or older).

Seen a Lawn You Admire?

Continuing the competition we began last quarter, we are accepting nominations for best yard for next calendar quarter. The prize is a $100 gift card. We are looking for homes with well-manicured yards, in compliance with ACC rules, and no pending violations. One homeowner will be selected each quarter. (No nominations were received last quarter, hence, no award.)

Factors that will be considered are:

  1. General appearance: Grass mowed and edged, weed free, green with no brown grass = 20 pts.
  2. General neatness: Garbage cans out of sight; no toys, bikes, etc. on front lawn; hoses rolled up; air conditioners hidden by shrubs, etc. = 20 pts.
  3. Planting beds cleaned and edged = 10 pts.
  4. Walks, driveways, and curbs edged and swept = 10 pts.
  5. Shrubs neatly pruned = 10 pts.
  6. Color contrast = 10 pts.
  7. Overall landscape design in keeping with the architecture of the house = 10 pts.
  8. The front lawn has a discernable, intentionally balanced landscape design = 10 pts.

Social Committee Monthly Meeting 

Our next monthly Social Committee meeting will be Tuesday, July 21, 2026 at 6:30 pm in the CWHOA Community Room. Social Committee meetings are the third Tuesday of every month at 6:30 pm.


July’s ACC focus for inspection: grass, mowing, edging/blow or sweep, weeds.

ACC Reminders:

  • ACC has up to 45 days to vote on projects, please plan accordingly. Not all votes can be expedited due to vacations/work/scheduling. The more information that is provided, the better the chances are for a quicker approval. Diagrams, measurements, specifying materials, listing approved paint colors and numbers, and attaching copies of any necessary permits from the City of Powder Springs to the original request will reduce the back and forth and get your project approved quicker.
  • Any project change or modification that can be seen from the road must have approval from the ACC via an approved Modification Request.

Work done without submission of a modification form and without ACC approval is subject to a non-negotiable $750 fine.

We would like to remind all residents that adherence to community amenity rules is mandatory. Any violation of these rules, as well as any damage to community property, will not be tolerated under any circumstances. We take the upkeep and safety of our community seriously and expect all residents and their guests to respect shared spaces. Continued violations may result in further action as outlined below.

Country Walk amenities have had issues in the past and an incident already this pool season. To minimize the occurrences of vandalism and poor behavior at the pool and other amenities, we have created amenities repercussions. The rules must be obeyed by all owners and their guests. If not, the following process will be administered:

At any time, a homeowner or their guests that directly costs the association for repairs at the amenities – the homeowner will be specifically assessed for the costs to repair in addition to the repercussions stated below.

  • 1st Offense: A warning will be issued to the lot owner. This warning is a one-time warning for perpetuity of ownership in Country Walk.
  • 2nd Offense: Banned from all amenities in Country Walk for a week with $125 fine.
  • 3rd Offense and beyond: A fine of $250 per occurrence and an additional one calendar year banishment per occurrence from all amenities.
  • NOTE: The CWHOA Board has the discretion to consider reinstating access to amenities on a case-by-case basis.

The Association has cameras installed capable of recording within the pool area. These cameras will not be actively monitored, and all footage is the exclusive property of the Association. The cameras are not for personal security purposes. Each Owner and their guests are responsible for the protection and security of themselves and their property.

Amenities Area Hours: 6:00 am – 10:00 pm
Pool hours: 6:00 am – 9 pm 
Pool monitors on duty: 12 noon – 9 pm
Playground, Basketball & Tennis Court Hours: 6:00 am – 10:00 pm
YOU AND YOUR GUESTS MUST LEAVE THE AMENITIES BY THE STATED TIMES OR YOU WILL FACE REPERCUSSIONS, INCLUDING FINES

General Amenities Rules

  1. No smoking or vaping in the gated area of the amenities.
  2. No animals allowed except for certified service animals.
  3. Children under 16 years of age must be accompanied by an adult.
  4. No skates, skateboards, bikes, or motorized vehicles except for mobility assistance equipment.
  5. Be considerate of others; no loud music, yelling, cursing and other such behaviors.
  6. All amenities are first-come first-serve unless there is a reservation.
  7. If an HOA member wishes to have more than 4 guests, they must make a reservation.
  8. HOA members not in good standing cannot be considered guests of other HOA members.
  9. Guests of the Country Walk homeowner must always be accompanied by that homeowner at all times.
  10. Members are responsible for damages caused by themselves or their guests.
  11. Any members or guests who break these rules or act in any way deemed inconsiderate or inappropriate by the board may be asked to leave the premises and could face further penalty.

Pool Rules

  1. Infants or children with a diarrheal illness are not allowed in the pool or splash pad.
  2. Incontinent individuals, as well as infants and children not toilet trained or under 3 years old, must wear swim diapers and plastic swim pants to enter pool or splash pad.
  3. People with open wounds, skin conditions, eye infections, or any communicable condition are not allowed in the pool or splash pad.
  4. No spitting, spouting, or blowing nose in pool or splash pad.
  5. Bathe or shower before entering the pool or splash pad.
  6. No food/drink within ten feet of pool and no glass, sharp objects, or hazardous materials allowed.
  7. No solo swimming, no running, and no rough play.
  8. Swimmers must wear swimwear (no cut-offs).
  9. No running dives or flips allowed off pool deck in diving area.
  10. No swimming allowed during heavy rain or when thunder and lightning can be seen or heard.
  11. Swimmers must exit the pool if directed to do so by the pool monitor or amenities manager.

Community Room Rental

  1. The Community Room may be reserved only by Country Walk Homeowners that are in good standing with the HOA. A $250 security deposit is required, to be refunded upon inspection of facilities for damage and key returned. A $100 non-returnable rental fee is required.
  2. The Country Walk Homeowner must be in attendance at all times during the function.
  3. The number of guests at any reserved function is limited to 50 per the Fire Marshall.

Public Service Announcements


Be Storm Ready All Summer Long

If at noon on the first Wednesday of each month you hear a loud wailing sound from one of the 74 outdoor warning sirens being tested for a few minutes by the Cobb Emergency Management Agency (EMA), there’s no need to worry. One of these sirens, number 41 on the map below, is located on Shipp Road, very close to the Country Store and the tennis courts.

But if you hear a siren at any other time, tune into your local weather report for more information, which might include possible tornado activity in your area.

Since most tornado related fatalities and injuries occur due to flying debris, it is urgent that you seek shelter in the innermost or lowest point of an enclosed structure, or if caught outside, the lowest area of ground.

Please note that the county sirens are intended as outdoor warnings; they aren’t designed to be loud enough for you to hear inside your home.

You can get severe weather notifications for your phone using built-in Wireless Emergency Alerts, the native Weather app, or dedicated emergency tracking apps.

Built-In Wireless Emergency Alerts (WEA)

Your phone automatically receives life-threatening alerts (like tornado warnings) from the National Weather Service.

  • iPhone: Go to Settings > Notifications, scroll to the bottom, and toggle on Emergency Alerts.
  • Android: Go to Settings > Safety & Emergency (or Notifications > Advanced Settings) > Wireless Emergency Alerts, and toggle on Severe Threats and Extreme Threats.

Native Weather Apps

Your phone’s pre-installed weather app can also send push notifications.

  • iPhone: Open the Weather app, tap the Menu (three dots or list icon), select Notifications, and enable alerts for Severe Weather.
  • Android (Google/Samsung Weather): Open the default weather app, access the settings menu, and turn on notifications for severe weather changes in your area.

Dedicated weather alert apps are also available from Apple Play and the Google Play Store.

Country Store and Storage Update

The Country Store remains temporarily closed. It is currently listed on LoopNet, a commercial real estate site, as being available for sale

The asking price is $2.5 million for the Country Store, gas pumps, and storage building.


Resurfacing Projects Near Country Walk

Cobb County DOT is currently repaving Shipp Road, resulting in temporary daytime road closures (both directions). This project has a current completion date of July 10.

The previously announced resurfacing of Richard Sailors Parkway by the City of Powder Springs appears to be complete.
