Hi neighbor! We are happy to welcome you to the neighborhood! Hopefully, you have had the chance to meet some of the neighbors near you. We are a diverse community with residents of all ages. We have some homeowners that have raised their families here and now bring grandchildren to enjoy the pool and playground. Many of our residents are just starting out as homeowners. We look forward to getting to know you, our new neighbors! 

Homeowners’ Association (HOA) Meetings  

Our HOA is very active and committed to keeping the value of our homes up. Home rentals are not allowed, however, there are a few rental properties that were grandfathered in several years ago. Homeowners’ opinions are included in decisions such as renovating and upgrading our amenities. You are cordially invited to attend HOA meetings on the 2nd Monday of each month.  We hope to see you the second Monday of each month at 6:30pm in the Community Room.  

ACC Standards 

Country Walk has specific covenants that help make this neighborhood a wonderful place to live. If you are interested in making changes to the outside of your house or the yard (fence, pant, landscaping, etc.), you must fill out a modification request and provide details about your project. To do this online, go to the Architectural tab, click ACC Request Form, and complete the form (be sure to attach all necessary details). A pdf version of the modification form is also available in the Documents section of the Governance tab. For questions about modifications, please email modifications@allinonemgmt.com. The ACC Committee members do their best to respond quickly to your request and arrange to meet with you to discuss changes to your property whenever necessary.

All-In-One (AIO), the Association’s management company, does a monthly inspection and will email courtesy letters to homeowners notifying them of any compliance violations that need to be corrected. It is important that Country Walk and AIO have a current email address for each homeowner. You may contact AIO at 678-363-6479 or via their website (www.allinonemgmt.com). We suggest email as the best way to communicate with AIO. For general information, they can be reached at customerservice@allinonemgmt.com. If your request is specific to a compliance letter you’ve received, please email violations@allinonemgmt.com for additional assistance.

 

Amenities 

The amenities are open to all neighbors in good standing every day 6am-10pm. Do you want access to our pool, tennis courts, basketball court, playground, and community room? Homeowners in good standing must obtain a key fob to gain access to our amenities. You may also email poolkey@allinonemgmt.com for more information or if you have any issues with your key fob. If the seller gave you a key fob at closing, it will be deactivated when the HOA is notified of the closing. Please note that Country Walk cannot guarantee a COVID-free environment and use of the facilities is at the homeowner’s own risk.

Pool: The pool is open for the season from 6:00 am to 9:00 pm. Children must be accompanied by an adult. 

Tennis Courts: We have adult teams that play at Country Walk.  There are lines on the court for Pickle Ball as well.  The tennis court hours are 6:00 am to 10:00 pm.

Playground: The playground is open each day from 6:00 am to 10:00 pm. 

Community Room 

Our Community Room is available to rent for a small fee and a refundable deposit if you want a place to have a party or family celebration. During pool season, you may also schedule parties at the pavilion, for a small fee. Depending on the number of guests at your pool party, you may be required to hire a second lifeguard.

Trash Collection 

Regular trash is picked up on Wednesday mornings. Trash should be in the bin provided by the city and placed at the end of your driveway by 7am.

Trash bins must be kept out of sight except on the trash pickup day. Trash bins may be stored in the garage or behind a constructed enclosure (see website, Architectural, for specific details). Trash is picked up weekly by the City of Powder Springs. To set up a new account for trash pickup, call 770-943-1666 or go to www.cityofpowdersprings.org. There is a $75 deposit for new customers. 

Yard waste (grass clippings, brush, small limbs, leaves, etc.) is collected every Monday morning. You are allowed up to 6 biodegradable bags (no plastic bags). Small limbs from trees must be cut and placed in a pile measuring up to 3ft long by 3ft wide by 3ft high.  

Twice a year (Spring and Fall), the City of Powder Springs provides a special trash collection service to customers residing within the city limits. A notice will be placed on your trash bin for Reside with Pride dates. This is a perfect time to clean out your garage or basement to dispose of a variety of household items. This service has no additional charge, but there are some restrictions. You may find more information about Reside with Pride and other city services at www.cityofpowdersprings.org

Cobb County Water System 

Water is billed through Cobb County Water System at 660 S. Cobb Dr., Marietta, GA 30060. To set up a new account call 770-419-6200 or email customerservicewater@cobbcounty.org

Nextdoor 

While Nextdoor.com is not an official Country Walk social media platform, many community members use it to ask questions, get recommendations, etc. Please note that Nextdoor is NOT the way to contact HOA board members.
