Monthly CWHOA Board Meeting

The next Country Walk Homeowners Association board meeting will take place on Monday, August 10th at 6:30 pm in the community room.

If you would like to have the board answer a general question about the neighborhood, or would like more information about the HOA, please click HERE.  Questions and comments stated during the Open Forum will be taken into consideration during the executive session.  After which time, the Board will provide responses as necessary for individual questions/comments.  Open Forum speaking slots are assigned on a first come, first served basis – we encourage homeowners to use the link at the top of this paragraph to secure their speaking slot prior to the meeting.  If time permits, homeowners who do not sign up in advance may be granted a time slot by the Board during the Open Forum.

New! You can read the agendas for the full meeting and the executive board meeting at the end of the newsletter.

Dear Country Walk Residents,

As summer winds down, the new school year is just around the corner. With students heading back to class, our neighborhood will see a significant increase in pedestrian, bicycle, and vehicular traffic, especially during the early morning and late afternoon hours.

To ensure a safe, smooth, and welcoming environment for all Country Walk families and students, the HOA Board asks that everyone review and follow these important community guidelines:

🚗 Traffic & Driving Safety

Observe Speed Limits: Please strictly adhere to neighborhood speed limits. Watch out for children who may step off the curb or run across the street unexpectedly.

Stop for School Buses: It is illegal (and highly dangerous) to pass a school bus when its red stop-arm is extended and lights are flashing. Always stop completely and wait until the bus moves.

Stay Alert: Avoid distractions while driving inside the community, particularly during peak school commute hours (7:00 AM – 9:00 AM and 2:30 PM – 4:30 PM).

🚌 Bus Stop Etiquette & Courtesy

Be Mindful of Parking: If you park near a neighborhood bus stop to drop off or wait with your children, please ensure your vehicle does not block driveways, mailboxes, or fire hydrants.

Keep Sidewalks Clear: Ensure your trash cans, parked cars, or landscaping overgrowths do not obstruct sidewalks, forcing walking students out onto the street.

Respect Private Property: Remind students to remain on the sidewalk or designated common areas while waiting for the bus, rather than playing in the yards or landscaping of nearby homeowners.

🏡 Property and Neighborhood Pride

Driver Visibility: If you have street-facing trees or shrubs, please prune them back so they do not block the line of sight for drivers turning around corners or near crosswalks.

Keep Pets Secured: Walking traffic will increase dramatically. Please make sure all dogs are securely leashed and always clean up after your pet during morning walks.

Thank you for your cooperation in keeping Country Walk a beautiful, close-knit, and safe community for our children as they embark on a successful school year! If you have any questions or need to reach management, feel free to visit the Country Walk HOA Portal or email us directly.

As we approach the final weeks of the summer season, we want to inform you of some upcoming changes to our pool operations for the months of August and September.

Starting August 1st, pool monitors will only be on duty on Fridays, Saturdays, and Sundays. On Mondays through Thursdays, the pool will remain open during its standard operating hours, but monitors will not be stationed at the facility. Please remember that when monitors are not present, swimming is strictly at your own risk. We ask that all residents continue to follow the posted pool rules and help keep the facility clean and safe.

Additionally, please note that the pool will officially close for the season during the last week of September. The final day of swimming will be Sunday, September 27.

Thank you for your cooperation and for making this a wonderful summer season at Country Walk. If you have any questions or concerns, please reach out to the HOA Board or management office.

Volunteers Needed

Country Walk is only as strong as its volunteers. We are looking for at least 20 dedicated neighbors to step up and serve on the Social Committee, the Nomination Committee, and the Advisory Team. Your time and energy keep our community vibrant and running smoothly.

Our neighborhood is a wonderful place to live, work, and connect, but maintaining the quality of life we all enjoy requires active community participation. Simply put, Country Walk is only as strong as its volunteers.

As we look ahead, we need to fill crucial roles to keep our neighborhood programs and governance running effectively. We are aiming to recruit at least 20 volunteers to help steer our neighborhood’s future.

We currently need eager residents to join the following groups:

Social Committee : Help plan and execute the community events, parades, and holiday gatherings that bring our neighbors together.

  • Need party planners
  • Set up crews
  • Clean up crews
  • Person to barbeque
  • Creative minds for new ideas

Nominations Committee: Assist in identifying and vetting candidates for leadership positions to ensure strong governance for our HOA.

We would love to have a representative from each street in Country Walk.

Advisory Team: Work alongside the board to gather research, obtain project quotes, and advise on community improvements.

  • 2 people for calling for vendors/contracts/estimates (always get 3 and guarantees or warranties)
  • Putting out and picking up HOA signs for HOA meetings
  • Rentals (getting contract signed, and checking the party in and out)
  • Checking the empty lots
  • Typing up documents or agreements
  • Assisting with the Newsletter
  • New Homeowner Orientation( every quarter)
  • Lead to assist communication from RID (landscaping) to the Board
  • Lead to assist communication from Swim Atlanta (pool company to the Board)
  • Lead to assist communication to pest control (calling them back for mosquitos etc)
  • Answering emails from homeowners (working with a BOD member)
  • Someone to inspect the amenities once a month

Serving on these committees is a fantastic way to meet your neighbors, protect your property values, and directly shape the direction of our community.

Please consider donating a few hours of your time to help keep Country Walk the premier neighborhood in Powder Springs.

If you are ready to volunteer or would like to discuss which committee best fits your schedule, please let me know by replying with:

  • Which committee interests you most
  • The best email or phone number for the HOA to reach you
  • Please send to sonjaniquef@gmail.com

As we prepare for the next chapter of leadership in our community, we are writing to announce a significant upcoming transition on our Board of Directors.

At our next quorum meeting, several of our most seasoned board members will officially have completed their two two-year terms of service. Additionally, our current Board President, Rick Cantu, will be finishing his term and will not be running for re-election.

We want to extend our deepest gratitude to Chris Marshall, Dameon Mitchell, Pat James, Yvette Brantley, and Sara Dougherty for their dedicated years of service, leadership, and hard work in maintaining our neighborhood.

To ensure a seamless handoff, Rick and the current board are focused entirely on setting the next operational calendar. This will provide the incoming leadership team with a clear, stable blueprint to run the association efficiently from day one.

Call for 2027 Board Candidates

Are you interested in driving community improvements, protecting property values, and helping your neighborhood thrive? The Country Walk Homeowners Association is seeking passionate, dedicated residents to run for open seats on the Board of Directors for the upcoming 2027–2028 term.

Our community bylaws require a strict 67% quorum of the entire neighborhood to hold a legal election, and we need your leadership and participation to make it happen!

Candidate Eligibility Requirements:

  • Membership: You must be a homeowner of record in the Country Walk community.
  • Good Standing: Your HOA dues and assessments must be fully paid and up to date.
  • Covenant Compliance: You must have no outstanding or unresolved Architectural Control Committee (ACC) violations.

How to Apply:

Take your time to think about how you can make a difference. Submissions are open through the fall. To throw your hat in the ring, please email the Sonjanique Ferrell or Rick Cantu on the Nominations Committee.

🗓️ Firm Submission Cutoff Date: Monday, January 11, 2027

Please note: This is a hard deadline. Late submissions cannot be accepted, as official election ballots must be printed and mailed out to all homeowners by February 1, 2027, to satisfy our mandatory 60 days’ notice rule.

Structural Maintenance on the Pavilion

There have been concerns expressed about the roof trusses supporting our pool pavilion, as well as some water leaks in the roof.

The board will discuss having experts come in to conduct inspections and any needed repairs during the executive session.

It is possible that a special assessment may be needed to cover the full scope of maintenance. If so, the board will provide timely advance notification if the proposed repairs exceed our reserve funds.

Nominations Committee Appointments

I am writing to formally announce the appointment of the new Nominations Committee for the upcoming election cycle. The committee will consist of the following dedicated community members: Sonjanique Ferrell, Alonda Nealy, Amaddi Leaks, and Angie Kirkpatrick.

As Board President and Nominations Chair, my primary objective is to ensure that our upcoming leadership transition is handled with the highest level of integrity, structure, and transparency. In accordance with the Country Walk Homeowners Association bylaws, this committee is fully prepared to fulfill its foundational mandate to oversee a completely open nomination process for our entire membership.

The committee’s explicit responsibilities will strictly adhere to our governing rules, including:

  • Candidate Recruitment: Actively identifying, vetting, and recruiting qualified board candidates from within the community.
  • Meeting Logistics: Managing the logistical details and preparation for the annual election meeting.
  • Community Presentation: Ensuring all eligible candidates are presented openly and fairly to the neighborhood.
  • Ballot Integrity: Collaborating directly with our management company to guarantee that all official ballots are properly prepared, distributed, and processed.
  • Election Oversight: Facilitating and officially counting the community votes at the election meeting.

By appointing Sonjanique Ferrell, Alonda Nealy, Amaddi Leaks, and Angie Kirkpatrick, we have assembled a team that reflects the diverse interests of our neighborhood and is fully committed to upholding the cooperative frameworks outlined in our bylaws.

Seen a Lawn You Admire?

Continuing the competition we began last quarter, we are accepting nominations for best yard for next calendar quarter. The prize is a $100 gift card. We are looking for homes with well-manicured yards, in compliance with ACC rules, and no pending violations. One homeowner will be selected each quarter. (No nominations were received last quarter, hence, no award.)

Factors that will be considered are:

  1. General appearance: Grass mowed and edged, weed free, green with no brown grass = 20 pts.

ACC Reminders:

The more information that is provided, the better the chances are for a quicker approval. Diagrams, measurements, specifying materials, listing approved paint colors and numbers, and attaching copies of any necessary permits from the City of Powder Springs to the original request will reduce the back and forth and get your project approved quicker.
  • Any project change or modification that can be seen from the road must have approval from the ACC via an approved Modification Request.

Work done without submission of a modification form and without ACC approval is subject to a non-negotiable $750 fine.
