Country Walk Halloween Parade
Please join us for the costume parade on October 25,2025 at 11:00 am. This annual Country Walk tradition is a great photo opportunity for the whole family. We will be giving out prizes for best costume. The parade lineup starts at 10:45 am at Bradford Lane and travels down Country Walk Drive to the pavilion. There will be backdrops for family photos, games, arts & crafts and snacks. All ages are welcome to participate in the costume contest. We would love for everyone from the board to come and dress up, too!

Children’s Holiday Choir Rehearsal
Pat James will lead the children’s choir, and the first rehearsal is Thursday, October 9 at 6:30 pm in the Community Room.
The choir will perform as part of our annual holiday party with Santa. Mark your calendars now for Saturday, December 6. The holidays are just around the corner, and there are so many things to do to prepare!

Family Movie Night
Please join us in the Pavilion at 6:00 pm on Friday, October 10 for a fun family movie night. Bring a lawn chair and blanket. We’ll be showing the 1993 stop-animation classic “The Nightmare Before Christmas” and serving hot cocoa!

New Horizons Committee at Work
A new committee has been established to provide activities that focus on and foster energizing activities primarily for older residents. Our goal is to aid in building morale and camaraderie for the entire Country Walk community by hosting various programs and other fun activities, such as games, music night, dancing, etc. All residents are welcome.
New Horizons will host its first workshop for senior residents on Wednesday, October 15, 2025 from 10:00 – 11:00 am in the Country Walk Community Room. Our guest speaker will be Tracy Oriyomi, a 20-year professional in healthcare and Medicare services. All residents 65 and older are invited to attend, as many changes are occurring that impact the Medicare arena.
Tracy Oriyomi is a Financial Consultant with Wealthwave. Her mission is to educate, inspire, and empower women to make smart financial decisions, because when you empower one woman, you empower a community. She is also a Certified Medicare Agent who enjoys helping Seniors take full advantage of their Medicare options by breaking down the complicated and making it simple.
Tracy is an independent broker who currently resides in Powder Springs, GA. There, she is a member of Toastmasters, Women in Financial Services, Women’s Prosperity Network, and the Black National Speakers Association and was named Woman of the Month by the Celebrate You community of Business Women in 2021.
She is a native of Palmetto, Florida, a wife, and a mother to two amazing young adults, K.J. and Kayla, and a proud graduate of Florida A&M University.

Trick-or-Treating on Halloween in Country Walk
Halloween is just around the corner! Get ready for a ghoulishly good time on October 31st, from 6:00 pm to 9:00 pm, as we welcome the little ghosts and goblins to our friendly neighborhood.
Safety First
As we prepare for a night of fun and excitement, it’s essential that we keep safety at the forefront of our minds. Here are some tips to ensure a safe and enjoyable Halloween for everyone:
- Costume Safety: Make sure your children’s costumes are safe and visible. Add reflective tape, glow sticks, or carry a flashlight to ensure they are seen by passing vehicles.
- Accompany Young Children: Younger trick-or-treaters should be accompanied by an adult or a responsible older sibling. Stick together and use the buddy system.
- Road Safety: Please drive slowly and cautiously through the neighborhood, especially during the trick-or-treating hours. Be on the lookout for excited children crossing the streets.
- Candy Inspection: Before indulging in their sweet treasures, remember to inspect all candy and treats for any signs of tampering.
Participation Guidelines
If you plan to participate in the Halloween festivities and welcome trick-or-treaters to your home, please turn on your porch lights. This will signal to children that you are open for trick-or-treating and help them find their way safely to your doorstep. If you do not wish to participate, kindly refrain from turning on your outside lights.
Tips for New Neighbors
If you’re new to our wonderful neighborhood, get ready for an incredible Halloween experience. Country Walk is known for being a popular spot for trick-or-treaters from all around, and you can expect a large number* of enthusiastic visitors. Be sure to have plenty of candy on hand to make this Halloween unforgettable for the little ones.
Neighborhood Patrol
To ensure the safety and security of our community, we’re happy to announce that there will be dedicated police officers patrolling Country Walk throughout the evening. In addition to dedicated police patrols, we will also welcome back Public Safety Cadets to assist the officers in keeping everyone safe as they trick-or-treat. Their presence will help ensure that everyone can enjoy Halloween without any concerns.

Country Walk Holiday Decorating Party
Please join us in the Community Room starting at 11:00 am, on Saturday, November 8. All are welcome to come and participate in this little November hang out. Get to know your neighbors while decorating the amenities.
Student volunteers can receive community hours for this event and other community activities during this time frame through December. High school students in 7th through 12th grades and college students are all welcome. Please email Sara Dougherty.

A Friendly Message to Neighborhood Dog Owners
With the onset of summer, a recurring issue in the neighborhood involves dog owners who fail to clean up after their pets on neighborhood lawns and other public areas, causing frustration and potential health risks for residents.
Dog waste is considered raw sewage and can harbor harmful bacteria and parasites, including roundworms, hookworms, and fecal coliform, posing a risk to both humans and other animals. Children playing in contaminated areas are particularly susceptible to these infections, which can lead to symptoms like fever, muscle aches, and diarrhea.
The City of Powder Springs follows Cobb County’s animal control laws (Ord. No. 2006-16, 8-21-2006). Cobb County Code of Ordinances (Sec. 10-138) stipulates that individuals who permit their animals “to defecate on public or private property other than their own property are required to immediately pick up the feces, bag the feces, and properly dispose of the feces. Animal waste shall be removed by placing said matter in a closed or sealed container and thereafter disposing of it in the animal owner’s or public trash receptacle, sanitary disposal unit or other closed or sealed refuse container.” Visually impaired persons using guide dogs are exempt from this requirement.
Violations of these laws by dog owners in Country Walk are a concern. Pet feces have been found on sidewalks, gutters, streets, lots, and other public areas. Currently, the board is examining the possibility of installing pet waste stations in various areas in Country Walk.
To address this issue in the meantime, residents can:
- Politely remind dog owners to clean up after their pets.
- Offer to provide a waste bag if the owner has forgotten one.
- Contact local animal control to report repeat offenders.
By working together, residents can encourage responsible pet ownership and ensure a cleaner, healthier, and more enjoyable environment for everyone in the neighborhood.

ACC Updates
ACC Reminders:
- ACC has up to 45 days to vote on projects, please plan accordingly. Not all votes can be expedited due to vacations/work/scheduling. The more information that is provided, the better the chances are for a quicker approval. Diagrams, measurements, specifying materials, listing approved paint colors and numbers, and attaching copies of any necessary permits from the City of Powder Springs to the original request will reduce the back and forth and get your project approved quicker.
- Any project change or modification that can be seen from the road must have approval from the ACC via an approved Modification Request.
Work done without submission of a modification form and without ACC approval is subject to a non-negotiable $750 fine.

- No smoking or vaping in the gated area of the amenities.
- No animals allowed except for certified service animals.
- Children under 16 years of age must be accompanied by an adult.
- No skates, skateboards, bikes, or motorized vehicles except for mobility assistance equipment.
- Be considerate of others; no loud music, yelling, cursing and other such behaviors.
- All amenities are first-come first-serve unless there is a reservation.
- If an HOA member wishes to have more than 4 guests, they must make a reservation.
- HOA members not in good standing cannot be considered guests of other HOA members.
- Guests of the Country Walk homeowner must always be accompanied by that homeowner at all times.
- Members are responsible for damages caused by themselves or their guests.
- Any members or guests who break these rules or act in any way deemed inconsiderate or inappropriate by the board may be asked to leave the premises and could face further penalty.

Community Room Rental
- The Community Room may be reserved only by Country Walk Homeowners that are in good standing with the HOA. A $250 security deposit is required, to be refunded upon inspection of facilities for damage and key returned. A $100 non-returnable rental fee is required.
- The Country Walk Homeowner must be in attendance at all times during the function.
- The number of guests at any reserved function is limited to 50 per the Fire Marshall.

City of Powder Springs Events

Powder Springs Marketplace will be October 8 from 5 – 9 pm in Thurman Springs Park in downtown Powder Springs. Enjoy local musicians and bands on the stage starting at 6 pm. Come out for dinner at one of the delicious food trucks. Shop merchandise vendors and stock up at the Farmer’s Market.



City Hall Grand Opening Report
The new city hall was open for public tours on Saturday, October 4, 10:00 am – 11:30 am. City staff guided the tours, while city council members and the mayor were available to greet residents and answer their questions. The grand opening included free jazz music courtesy of the talented musicians of McEachern High School, coffee, donuts, and other delicious treats. There were face painting and woodworking projects available for the children, and lots of free T-shirts with the new “PS I Love You” logo.
The two-story facility at 4483 Pineview Drive brings the Municipal Court and most city departments, including Finance/Billing and Community Development, back under one roof at the downtown location. You can pay your water bill and taxes, obtain construction permits, and attend city council meetings, all under the same roof.
The new art gallery is open to the public from 10 am-4 pm on Tuesdays, Thursdays, and Fridays. All of the artworks are available for sale and have been created by local artists. The gallery space is also available to community groups for meetings, with advance notice. The new, free 120-space parking deck is now open, making it easier to visit downtown.

Country Store and Storage Update
As with many projects, the build out and upgrades to our onsite convenience store are taking a little longer than planned. The interior has been decorated with murals depicting Country Walk and Powder Springs.

Municipal and Public Service Commission Election Day
Elections for Powder Spring City Council and the Georgia Public Service Commission will be held on Tuesday, November 4, from 7 am – 7 pm. You will be able to view a sample ballot here.
Advance voting will take place from October 14-October 31. The nearest advance voting site is at the Ron Anderson Center, 3820 Macedonia Road, Powder Springs, GA 30127, next to Tapp Middle School. Early voting hours vary by date:
October 14 -October 17 (Tuesday-Friday), 7 am-7 pm
October 18 (Saturday), 9 am – 5 pm
October 20 – October 24 (Monday – Friday), 7 am – 7 pm

Please note that Monday, October 6 is the deadline for voter registration for the November 4 election. Please note that Georgia does not permit same-day voter registration.
Country Walk is located in Powder Springs Ward 1, and on November 4, we’ll be at our regular voting location at the Ford Center, 4181 Atlanta St, Powder Springs, GA 30127. The Ford Center is behind the Powder Springs Library and is not readily visible from the street.

Their is a new law under consideration by the Georgia State legislature that will change some of the regulations governing homeowners’ associations, specifically, the HOAs that are legally structured as “property owners’ associations,” which is the way that the CWHOA is set up.
Georgia Senate Bill 361 (2025–2026) is a bill that amends Georgia law regarding property owners’ associations (POAs). It was introduced in the Georgia Senate on March 25, 2025, and subsequently referred to the Senate Rules Committee, where it is pending.
Summary of SB 361
The bill aims to provide greater oversight and protection for homeowners by proposing the following changes:
- Liens and assessments: It increases the minimum lien amount from $2,000 to $4,000. It also prohibits POAs from applying assessments to the costs of foreclosure proceedings.
- Authorization for foreclosure: Before foreclosing on a lien, a POA would be required to obtain written authorization from the Georgia Secretary of State.
- POA registration: The bill mandates that POAs file an initial and annual registration with the Secretary of State. This registration would include information about the association’s name, bylaws, officers, and a list of lots and lot owners.
- Administrative hearings: It requires the Secretary of State to create administrative hearing procedures by January 1, 2026, to resolve disputes between POAs and homeowners. Under this system, the losing party in a hearing would reimburse the filing fee to the party that requested the hearing.
- Escrow of funds: The Department of Banking and Finance would be directed to create rules and regulations for the escrow of association funds by January 1, 2026.
Status and future outlook
As of September 2025, Senate Bill 361 has been introduced in the Senate and read and referred to the Senate Rules Committee. It is unclear if or when the bill will move forward, as it “died in committee” during the 2025 legislative session. Given the bill’s focus on POAs, it may be reintroduced or revised in the future. Monthly CWHOA Board Meeting
The next Country Walk Homeowners Association board meeting will take place on Monday, October 13th at 6:30 pm in the community room.
At this month’s meeting, we will have a guest speaker, Raja Antone, who is running unopposed for the Powder Springs City Council Ward 1 seat in the general election on November 4. This is a great opportunity for you to meet him in person, and let him know of your concerns.
If you would like to have the board answer a general question about the neighborhood, or would like more information about the HOA, please click HERE. Questions and comments stated during the Open Forum will be taken into consideration during the executive session. After which time, the Board will provide responses as necessary for individual questions/comments. Open Forum speaking slots are assigned on a first come, first served basis – we encourage homeowners to use the link at the top of this paragraph to secure their speaking slot prior to the meeting. If time permits, homeowners who do not sign up in advance may be granted a time slot by the Board during the Open Forum.
