Country Walk Halloween Parade

Over 100 children joined us for the costume parade and party on October 25,2025. As you can see from the photos, a good time was had by all! Thanks to all the volunteers who helped lead and organize this fun event.


Children’s Holiday Choir Rehearsal

Pat James will lead the children’s choir, and rehearsals will continue every Tuesday night between now and December 6. Please join us at 6:30 pm in the Community Room, and if you’re able, please donate some nonperishable refreshments for our annual holiday party with Santa on December 6, where the children’s choir will perform. The holidays are just around the corner, and there are so many things to do to prepare!


Country Walk Holiday Party

Please join us on Saturday, December 6, 11:00 am-1:00 pm for our annual holiday party! Keeping the tradition alive with another year of Santa visiting and having fun with your neighbors in Country Walk, we’ll enjoy the children’s choir and a gingerbread decorating contest.

This year, we’ll have three levels of gingerbread decorating, with gingerbread men for the youngest children and different size gingerbread houses for the older ones (and grown-ups!). Prizes will be awarded to the best entry in each category. Please RSVP to Sara Dougherty at sarad@countrywalk.org if you will be participating so we have enough gingerbread and decorating supplies for everyone.


Community Service Opportunities for Teens

Our Country Walk teenagers will now have the opportunity if they are part of BETA Club, National Honor Society or any other program to get their community service hours done right here in Country Walk.

The community service hours will come from SMV nonprofit.

Hello Country Walk neighbors..

My name is Rick Cantu and I am your new HOA president.

I’ve been meeting with some of you at our monthly Country Walk HOA meetings, so thank you for coming! I’m sure I’ll meet the rest of you sometime in the near future.

As part of your new board, I would like to say that we are excited for this challenge, and look forward to guiding the community forward. We hope to keep you all informed and engaged in the happenings of our neighborhood!

We are currently endeavoring to create new opportunities for members of the community in which to participate. In the future, we will be looking for volunteers to help with small projects, such as spring cleanup and the planting of flowers. 

A few important announcements: 

Cindy Smith, Angela Bonner and most recently Susan Munday, have resigned their positions from the board. Their service to the board is appreciated and we wish them well in their future endeavors. 

I am also delighted to announce we have filled these vacant  positions. Please join me in welcoming to the board Elena Castillo, Tricia Ortega, and Will Roberts. We look forward to working with them for success in the upcoming year. 

As an added note, I wish to congratulate and thank all board members and volunteers who came together to make this year’s Halloween celebration a safe and successful event!

New Horizons hosted its first workshop for senior residents on October 15, 2025. Our guest speaker was Tracy Oriyomi, a 20-year professional in healthcare and Medicare services. Tracy Oriyomi is a Financial Consultant with Wealthwave and Certified Medicare Agent who enjoys helping Seniors take full advantage of their Medicare options by breaking down the complicated and making it simple.

ACC Reminders:

  • ACC has up to 45 days to vote on projects, please plan accordingly. Not all votes can be expedited due to vacations/work/scheduling. The more information that is provided, the better the chances are for a quicker approval. Diagrams, measurements, specifying materials, listing approved paint colors and numbers, and attaching copies of any necessary permits from the City of Powder Springs to the original request will reduce the back and forth and get your project approved quicker. 
  • Any project change or modification that can be seen from the road must have approval from the ACC via an approved Modification Request.

Work done without submission of a modification form and without ACC approval is subject to a non-negotiable $750 fine.

I hope everyone keeps warm as cooler temperatures settle in. Below are a few tips and recommendations to consider this month:

Fall Lawn Maintenance:

  • Lawn Maintenance
    • Regularly remove leaves and limbs to protect your lawn and keep your landscape looking tidy.
    • Apply pre-emergent treatments to reduce spring weed growth. Consult a lawn care provider for tailored recommendations.
  • Tree Safety Checks
    • Now is a great time to review trees on your property for signs of damage or disease so that they can proactively be removed if needed prior to possible snowfall during winter. Consider hiring a certified arborist for a professional evaluation. Be sure to submit a modification request form prior to tree removal or other exterior changes being made to your property.   • Groundcover Planning
    • Be sure to wait until after leaves have finished falling to install fresh pine straw or other approved groundcover to help keep it looking fresh.

Home Maintenance:

  • Gutter Cleaning
    • Clear gutters of leaves and debris that accumulate during the fall. This will help ensure that rainwater is able to flow freely and limit moisture and ice accumulation against your home.
  • Dryer Vent Cleaning
    • Clogged dryer vents can create a fire hazard and are one of the home maintenance items often forgotten about. Now is a great time to schedule a professional cleanout to reduce fire risk and improve efficiency.
  • HVAC Maintenance
    • Be sure to have your HVAC system serviced to ensure that it is in peak condition to help keep your home warm during the cooler months.
  • Chimney Inspection
    • If your home has a chimney, be sure to have a specialist clean and inspect your flue before lighting your first fire to remove creosote buildup.
    • Now is a good time to obtain firewood in preparation for cozy evenings near the fire or emergency use in case of power outages.
  • Water Heater Review
    • Most water heaters have a lifespan of 8-12 years. If you haven’t had your water heater serviced or replaced recently, proactively completing any needed maintenance now will help limit the likelihood of winter failure.
  • Pest Control
    • With colder temperatures upon us, we aren’t the only ones looking to keep warm. Don’t forget to check your attic for signs of critters, such as, but not limited to, bats or squirrels, who often seek warmth and refuge inside homes when temperatures begin to drop. Contact a wildlife removal specialist or pest control specialist for assistance as needed.
  • Winterization
    • Protect outdoor faucets and exposed pipes by draining or covering them to prevent freezing.

2024-2025 AMENITIES AREA RULES

Amenities Area Hours: 6:00 am – 10:00 pm
Pool Hours: Closed for the season
Playground, Basketball & Tennis Court Hours: 6:00 am – 10:00 pm

  1. No smoking or vaping in the gated area of the amenities.
  2. No animals allowed except for certified service animals.
  3. Children under 16 years of age must be accompanied by an adult.
  4. No skates, skateboards, bikes, or motorized vehicles except for mobility assistance equipment.
  5. Be considerate of others; no loud music, yelling, cursing and other such behaviors.
  6. All amenities are first-come first-serve unless there is a reservation.
  7. If an HOA member wishes to have more than 4 guests, they must make a reservation.
  8. HOA members not in good standing cannot be considered guests of other HOA members.
  9. Guests of the Country Walk homeowner must always be accompanied by that homeowner at all times.
  10. Members are responsible for damages caused by themselves or their guests.
  11. Any members or guests who break these rules or act in any way deemed inconsiderate or inappropriate by the board may be asked to leave the premises and could face further penalty.


Community Room Rental

  1. The Community Room may be reserved only by Country Walk Homeowners that are in good standing with the HOA.  A $250 security deposit is required, to be refunded upon inspection of facilities for damage and key returned.  A $100 non-returnable rental fee is required.
  2. The Country Walk Homeowner must be in attendance at all times during the function.
  3. The number of guests at any reserved function is limited to 50 per the Fire Marshall.

Amenities Manager Job Opening for Country Walk

We are seeking applicants for an Amenities Manager.

This individual is responsible for overseeing the maintenance, cleanliness, and functionality of a building’s facilities and grounds. Key duties include maintenance and cleaning, managing budgets, scheduling repairs and projects, ensuring compliance with safety and health regulations, and coordinating with vendors and contractors and getting estimates for repairs. This role requires strong leadership, budget management, and problem-solving skills to ensure the facility meets the needs of Country Walk Homeowners Association.

Country Walk’s five main tasks of amenities management are:

  • Maintenance and upkeep of physical structures and systems.

  • Prevention, prediction and proactively planning and organizing of projects.
  • Communication, collaboration, critical and creative thinking to solve problems.

Weekly Routine Jobs

  1. Empty trash
  2. Clean bathrooms
  3. Wipe tables down in pavilion
  4. Remove spider webs off playground and fences
  5. Ensure trash is picked up around the amenities
  6. Follow through with any seasonal maintenance as needed

Monthly Job

  1. Clean pavilion for events
  2. Vacuum and dust community room
  3. Set tables and chairs for HOA meeting
  4. Schedule lawn maintenance
  5. Schedule repairs if needed
  6. Put out monthly HOA meeting signs

Other duties and responsibilities

  1. Coordinate with homeowners for community/pavilion rentals
  2. Check camera if police call for incidents
  3. Meet police if an incident happens
  4. Order supplies for Amenities (cleaning supplies, trash bags, etc.)

Other Responsibilities

  1. Line manage the Amenities on a day-to-day basis and liaise with CW to arrange monitor training and support as required for pool season.
  2. To ensure that the following activities are done:
    • Maintaining cleanliness of CW open spaces and undertaking regular litter picking
    • Grass cutting
    • Weeding, planting and general maintenance of shrub & flower beds
    • Pruning of hedges and shrubs
    • Preparing, installing and watering hanging baskets and planters
    • Minor work to trees, taking advice and action as recommended by the HOA’s tree arborist
    • Upkeep of paths, drives and open spaces under the control of the Country Walk
  3. Annually create and implement an Amenities Plan including a refurbishment and enhancement program for all Country Walk assets, in line with the Country Walks Strategic Plan.
  4. Develop the green spaces, utilizing the skills of the Amenities Manager (encouraging pollinators, reducing use of plastics, improving parks and playing fields).
  5. Manage maintenance and other contracts on behalf of the Country Walk to ensure work is carried out to specification and in a safe, timely manner to satisfactory standards.
  6. Assist in the development of systems and procedures for effective service delivery of amenities operations (e.g. footpath maintenance, grass cutting, street furniture maintenance).
  7. Arrange, monitor and review utility supplies and relevant charges.
  8. Prepare reports for relevant Amenities Committee meetings, monitoring the facilities and assets and any other relevant matters.
  9. Assist in the setting of appropriate budgets for amenities, premises and projects and to ensure the cost-effective delivery of services within allocated budgets.
  10. Order, plant and nurture all bulbs, plants, shrubs and trees to present a well-kept display in all amenity areas.
  11. Order all sundries required for the amenities manager to undertake their roles, including cleaning and other supplies for the Country Walk, in line with approved budget and financial regulations.
  12. Undertake all relevant Health and Safety Risk Assessments required.
  13. Support any CW Committee in organizing events, outdoor or indoor, on behalf of Country Walk and work with them to develop and implement new community initiatives in accordance with CW board priorities.
  14. Attend meetings and training courses (CPR) associated with the work and role of Amenities Manager as required and authorized by the Country Walk HOA.
  15. Ensure that reasonable care is always taken for health, safety and welfare of yourself and other persons.
  16. Demonstrate an awareness and understanding of the physical, social and overall welfare of the people in the community and the property and act in accordance with legislation, policies and procedures.
  17. Undertake any other duties required, consistent with the level and scope of the post.

Country Store and Storage Update

As with many projects, the build out and upgrades to our onsite convenience store are taking a little longer than planned. The interior has been decorated with murals depicting Country Walk and Powder Springs. The owner is hopeful of opening sometime in December.

Monthly CWHOA Board Meeting

The next Country Walk Homeowners Association board meeting will take place on Monday, December 8th at 6:30 pm in the community room. 

If you would like to have the board answer a general question about the neighborhood, or would like more information about the HOA, please click HERE.  Questions and comments stated during the Open Forum will be taken into consideration during the executive session.  After which time, the Board will provide responses as necessary for individual questions/comments.  Open Forum speaking slots are assigned on a first come, first served basis – we encourage homeowners to use the link at the top of this paragraph to secure their speaking slot prior to the meeting.  If time permits, homeowners who do not sign up in advance may be granted a time slot by the Board during the Open Forum.
