Country Walk Spring Yard Sale
Country Walk Community Garage Sale will be held February 27 to March 1, the weekend before Powder Spring’s Reside with Pride on March 4th.
The HOA will obtain the required city permit for all homes in the neighborhood to host their own yard sale anytime between Friday, February 27th and Sunday, March 1st.
Signs will be displayed at the entrances of the neighborhood advertising for the weekend. All other signage and advertising will need to be done by homeowners participating.
Most items not sold or donated can be discarded during Powder Springs Reside with Pride.
Reside With Pride
On Wednesday, March 4, the City of Powder Springs Public Works department will pick up discarded furniture, appliances, and many other items that aren’t usually accepted in the weekly trash pickup.
More details about what can and can’t be picked up are available from the city’s website at this link.


Line Dancing Class and Karaoke Night
Our line dance class on January 29 was a huge success. We had lots of fun and laughter as we watched each other learn the steps of three different dances. Our resident instructor, Kenisha Smith, was very patient with us. Everyone had fun and look forward to more. Photos below.
Plans are underway for our karaoke event scheduled for February 27 from 7 to 9 PM. This will be a night of singing and laughter so prepare yourself. You must RSVP to participate by emailing patjames@countrywalk.org by February 21. If possible, include the song you wish to sing. Register early as space is limited.

Social Committee Monthly Meeting and Call for Volunteers
Our next monthly Social Committee meeting will be Tuesday, February 17, 2026 at 6:30 pm in the CWHOA Community Room. Social Committee meetings are the third Tuesday of every month at 6:30 pm.
As we enter 2026, the Social Committee invites your participation in organizing events for the year. This year’s major events will be the Easter Egg Hunt, Halloween Parade and celebration, and Christmas. We’d also like to have more family activities, including movie nights, coffee and donut socials, family game nights, an anime event, and a corn hole tournament. For teens and adults, how does some flag football sound? And for adults 21+, how about a bingo night, a twilight social, and a trivia night? We’d also like to get teens more involved in planning activities for their peers, and contributing to the monthly newsletter.
As our community grows, we will be able to have more successful events and activities. We are depending on YOU to make it happen without overburdening just one or two volunteers. We understand that each of your families have enormously busy schedules, and we know how important it is for you to have family time. However, it is vitally important that we acquire your assistance for each planned event. Our major events require 5-7 volunteers for 2-3 hours set up and take down decorations. If you volunteer, you won’t be alone: Our board members will also serve as volunteers.

The Social Committee is looking for youth who are interested in writing articles for the newsletter, taking pictures at events, designing flyers and creating advertisements. The youth will be given community service hours for their participation.

Due to Easter falling on the first weekend of April along with school being out, the annual Treasure Hunt will take place on the playing field at the front of the neighborhood on March 28th, 2026 at 11am.

- ACC has up to 45 days to vote on projects, please plan accordingly. Not all votes can be expedited due to vacations/work/scheduling. The more information that is provided, the better the chances are for a quicker approval. Diagrams, measurements, specifying materials, listing approved paint colors and numbers, and attaching copies of any necessary permits from the City of Powder Springs to the original request will reduce the back and forth and get your project approved quicker.
- Any project change or modification that can be seen from the road must have approval from the ACC via an approved Modification Request.
Work done without submission of a modification form and without ACC approval is subject to a non-negotiable $750 fine.

2024-2025 AMENITIES AREA RULES
Amenities Area Hours: 6:00 am – 10:00 pm
Pool Hours: Closed for the season
Playground, Basketball & Tennis Court Hours: 6:00 am – 10:00 pm
- No smoking or vaping in the gated area of the amenities.
- No animals allowed except for certified service animals.
- Children under 16 years of age must be accompanied by an adult.
- No skates, skateboards, bikes, or motorized vehicles except for mobility assistance equipment.
- Be considerate of others; no loud music, yelling, cursing and other such behaviors.
- All amenities are first-come first-serve unless there is a reservation.
- If an HOA member wishes to have more than 4 guests, they must make a reservation.
- HOA members not in good standing cannot be considered guests of other HOA members.
- Guests of the Country Walk homeowner must always be accompanied by that homeowner at all times.
- Members are responsible for damages caused by themselves or their guests.
- Any members or guests who break these rules or act in any way deemed inconsiderate or inappropriate by the board may be asked to leave the premises and could face further penalty.

Community Room Rental
- The Community Room may be reserved only by Country Walk Homeowners that are in good standing with the HOA. A $250 security deposit is required, to be refunded upon inspection of facilities for damage and key returned. A $100 non-returnable rental fee is required.
- The Country Walk Homeowner must be in attendance at all times during the function.
- The number of guests at any reserved function is limited to 50 per the Fire Marshall.

Make a Splash! Become a Pool Monitor
Want to earn some part-time income close to home? CWHOA is now hiring pool monitors, and the pay is $15/hour.
Applicant Requirements:
- All applicants must be 16+ years old.
- CPR training.
- Homeowners must be in good standing.
- Resume should include 2+ references and your CW address.
Pool Monitor Responsibilities:
- Monitor residents entering the pool gate.
- Ensure all guests are signed in.
- Enforce pool rules of conduct.
- Report incidents of inappropriate behaviors to the amenities manager.
- Ensure the deck chairs, umbrellas, and tables are orderly.
- Other duties as assigned.

Still Accepting Amenities Manager Applications
We are continuing to accept applicants for an Amenities Manager for Country Walk.
This individual is responsible for overseeing the maintenance, cleanliness, and functionality of a building’s facilities and grounds. Key duties include maintenance and cleaning, managing budgets, scheduling repairs and projects, ensuring compliance with safety and health regulations, and coordinating with vendors and contractors and getting estimates for repairs. This role requires strong leadership, budget management, and problem-solving skills to ensure the facility meets the needs of Country Walk Homeowners Association.
Required skills and qualifications
- Experience in a management role with a strong customer service focus.
- Strong leadership and people management skills.
- Excellent problem-solving and communication skills.
- Ability to develop and implement maintenance and energy programs.
- Strong financial acumen, including budget management.
- Computer literacy.
- Experience with multi-site operations and retail maintenance workflows preferred.

Annual HOA Dues Deadlines
The Board is happy to announce that there will be NO increase in assessments in 2026. The first portion of the assessment ($305) was due February 1 and the second half ($305) will be due by April 1.
You may pay both ($610) at the same time if you wish. There are also monthly payment plans available if that is easier on the budget.

Our CWHOA board elections will be held on Sunday, March 1, 2026 in the CWHOA Community Room. You will be able to vote in person at the meeting. Proxies forms will also be available if you want to ask a neighbor to vote on your behalf.

Cobb Library Spring 2026 Book Sale
The Spring Book Sale will be held at Cobb Civic Center March 13-15, 2026.
Materials for sale include books for all ages in both hardcover and paperback, DVDs, books on CD, magazines, and puzzles. Prices range from 10 cents to $4.00.
Cobb Civic Center is at 548 South Marietta Pkwy SE, Marietta, GA 30060. Hours for the sale are Friday and Saturday from 9 am to 5 pm, and Sunday from 1 pm to 5 pm. There is plenty of free parking.

Bipartisan Bill to Reinforce Homeowner’s Rights Introduced in Georgia State Senate
SB406, the Georgia Property Owners’ Bill of Rights Act, is a far-reaching proposal to regulate homeowner’s associations under the Georgia Secretary of State for the first time, with disclosure of financial information, and establishes and independent review process for homeowner disputes with HOAs.
SB406 is one of several bills currently being considered to regulate HOAs.

Monthly CWHOA Board Meeting
The next Country Walk Homeowners Association board meeting will take place on Monday, February 9th at 6:30 pm in the community room.
If you would like to have the board answer a general question about the neighborhood, or would like more information about the HOA, please click HERE. Questions and comments stated during the Open Forum will be taken into consideration during the executive session. After which time, the Board will provide responses as necessary for individual questions/comments. Open Forum speaking slots are assigned on a first come, first served basis – we encourage homeowners to use the link at the top of this paragraph to secure their speaking slot prior to the meeting. If time permits, homeowners who do not sign up in advance may be granted a time slot by the Board during the Open Forum.
