First-Ever Senior Game Day Was a Success!

New Horizon Game Day was a huge success! We had a great time, lots of fun, and an opportunity to meet neighbors we hadn’t before. The featured game of the afternoon was “LCR” brought by Darrell and Carolyn Murray. It was loads of fun! Thank you Sonjanique Ferrell for your tremendous support. Residents enjoyed yummy homemade snacks. We look forward to next time; hope you’ll join us.

Happy Holidays!

With the Christmas season upon us, we gather our friends and family close in celebration and thanksgiving. So too, as your HOA closes out 2025, we take pause and offer thanks to those who give service to the residents of Country Walk. I’d like to take this opportunity to recognize our dedicated board members and volunteers for their time and effort this year for jobs well done! It’s amazing just how many of you volunteer your time and talent to make it all work. This year, we have welcomed new board members, and wished other former members best wishes and continued success.

Your board has been busy discussing plans for the upcoming new year. Projects including maintenance and improvements to the Pavilion and pool area, walkways and surrounding grounds are in the works. And we will be addressing other concerns as the need arises.

For all our residents, we will strive for fair and uniform enforcement of our bylaws and charter for everyone’s benefit. We are working hard to balance many priorities, and our goal is to be open as possible about our decisions.

When making these decisions, we value your feedback and encourage you to share it constructively. We believe community involvement is one key to our success, and we’re committed to making Country Walk a great place to live.

In closing, I look forward to another great year with you all. Remember, we’re all in this together, and your engagement makes a real difference!

Security Patrol Update for 2025

At the December board meeting, Officer Dilbeck, who oversees all police coverage in Country Walk, introduced us to Officer Green, a new member of the police force. Officer Dilbeck noted that on regular patrols, on holidays, and during special events (like Halloween and swim meets), there have been few security concerns in Country Walk this year. Although there were some parking issues in conjunction with one swim meet that resulted in a little property damage, Halloween ran much more smoothly, with one arrest for a parking infraction. The most common reasons that residents of Country Walk call the police are to report suspicious persons or vehicles, or to report a medical emergency.

Officer Dilbeck’s top security advice for the neighborhood was to keep your cars locked! There have been a number of thefts by juveniles of gifts, purses, and wallets from unlocked vehicles (no windows were broken). In one recent episode, two juveniles were arrested for entering autos; one was a Country Walk resident, the other was not.

Officer Dilbeck stated that if we wanted to contact him for nonemergency matters, such as door-to-door salespeople soliciting in the neighborhood, to contact him at cdilbeck@powderspringsga.gov. He said that he checks this email address several times a day and that it goes directly to his phone. The Powder Springs nonemergency phone number is 770-499-3911. 

As noted on the City of Powder Springs Facebook page congratulating him on his professionalism recognition award, Officer Dilbeck is known in the Country Walk neighborhood for his courtesy, professionalism, visible presence in the community. Mr. Matthew Fullerton and other residents expressed appreciation for Officer Dilbeck’s patrol efforts, noting the peace of mind his presence brings. In every role whether on patrol, behind the scenes, or serving in community focus events, Officer Corey Dilbeck continues to deliver excellence without seeking recognition. Officer Dilbeck also has ongoing involvement with McEachern High School events, helping foster positive community relations, and youth engagement.

  • ACC has up to 45 days to vote on projects, please plan accordingly. Not all votes can be expedited due to vacations/work/scheduling. The more information that is provided, the better the chances are for a quicker approval. Diagrams, measurements, specifying materials, listing approved paint colors and numbers, and attaching copies of any necessary permits from the City of Powder Springs to the original request will reduce the back and forth and get your project approved quicker. 
  • Any project change or modification that can be seen from the road must have approval from the ACC via an approved Modification Request.

Work done without submission of a modification form and without ACC approval is subject to a non-negotiable $750 fine.

Below are a few tips and reminders to consider this month:

Home Maintenance:

  • Gutter Cleaning
    • Clear gutters of leaves and debris that accumulate during the fall. This will help ensure that rainwater is able to flow freely and limit moisture and ice accumulation against your home.
  • Dryer Vent Cleaning
    • Clogged dryer vents can create a fire hazard and are one of the home maintenance items often forgotten about. Now is a great time to schedule a professional cleanout to reduce fire risk and improve efficiency.
  • HVAC Maintenance
    • Be sure to have your HVAC system serviced to ensure that it is in peak condition to help keep your home warm during the cooler months.
  • Chimney Inspection
    • If your home has a chimney, be sure to have a specialist clean and inspect your flue before lighting your first fire to remove creosote buildup.
    • Now is a good time to obtain firewood in preparation for cozy evenings near the fire or emergency use in case of power outages.
  • Water Heater Review
    • Most water heaters have a lifespan of 8-12 years. If you haven’t had your water heater serviced or replaced recently, proactively completing any needed maintenance now will help limit the likelihood of winter failure.
  • Pest Control
    • With colder temperatures upon us, we aren’t the only ones looking to keep warm. Don’t forget to check your attic for signs of critters, such as, but not limited to, bats or squirrels, who often seek warmth and refuge inside homes when temperatures begin to drop. Contact a wildlife removal specialist or pest control specialist for assistance as needed.
  • Winterization
    • Protect outdoor faucets and exposed pipes by draining or covering them to prevent freezing.

2024-2025 AMENITIES AREA RULES

Amenities Area Hours: 6:00 am – 10:00 pm
Pool Hours: Closed for the season
Playground, Basketball & Tennis Court Hours: 6:00 am – 10:00 pm

  1. No smoking or vaping in the gated area of the amenities.
  2. No animals allowed except for certified service animals.
  3. Children under 16 years of age must be accompanied by an adult.
  4. No skates, skateboards, bikes, or motorized vehicles except for mobility assistance equipment.
  5. Be considerate of others; no loud music, yelling, cursing and other such behaviors.
  6. All amenities are first-come first-serve unless there is a reservation.
  7. If an HOA member wishes to have more than 4 guests, they must make a reservation.
  8. HOA members not in good standing cannot be considered guests of other HOA members.
  9. Guests of the Country Walk homeowner must always be accompanied by that homeowner at all times.
  10. Members are responsible for damages caused by themselves or their guests.
  11. Any members or guests who break these rules or act in any way deemed inconsiderate or inappropriate by the board may be asked to leave the premises and could face further penalty. 


Community Room Rental

  1. The Community Room may be reserved only by Country Walk Homeowners that are in good standing with the HOA.  A $250 security deposit is required, to be refunded upon inspection of facilities for damage and key returned.  A $100 non-returnable rental fee is required.
  2. The Country Walk Homeowner must be in attendance at all times during the function.
  3. The number of guests at any reserved function is limited to 50 per the Fire Marshall.

Still Accepting Amenities Manager Applications

We are continuing to accept applicants for an Amenities Manager for Country Walk.

This individual is responsible for overseeing the maintenance, cleanliness, and functionality of a building’s facilities and grounds. Key duties include maintenance and cleaning, managing budgets, scheduling repairs and projects, ensuring compliance with safety and health regulations, and coordinating with vendors and contractors and getting estimates for repairs. This role requires strong leadership, budget management, and problem-solving skills to ensure the facility meets the needs of Country Walk Homeowners Association.

Required skills and qualifications

  • Experience in a management role with a strong customer service focus.
  • Strong leadership and people management skills.
  • Excellent problem-solving and communication skills.
  • Ability to develop and implement maintenance and energy programs.
  • Strong financial acumen, including budget management.
  • Computer literacy.
  • Experience with multi-site operations and retail maintenance workflows preferred.

Country Store and Storage Update

As with many projects, the build out and upgrades to our onsite convenience store are taking longer than planned. A surveyor was seen checking the setback for the new monument-style price sign last week, but we’ve had no further communication with the new owner regarding a reopening date. We hope it’s soon!

P.S. I Love Downtown

Join the community for a first-of-its-kind downtown appreciation event. Downtown businesses will participate as partners for a “progressive meeting” format, where they will each host a meeting to discuss a component of the updated Liveable Centers Initiative recommendations. Participants will visit the businesses and view the new recommendations and give input. This event will take place on Thursday, January 15, 2026 from 6:00pm-8:00pm.

Monthly CWHOA Board Meeting

The next Country Walk Homeowners Association board meeting will take place on Monday, January 12th at 6:30 pm in the community room. 

If you would like to have the board answer a general question about the neighborhood, or would like more information about the HOA, please click HERE.  Questions and comments stated during the Open Forum will be taken into consideration during the executive session.  After which time, the Board will provide responses as necessary for individual questions/comments.  Open Forum speaking slots are assigned on a first come, first served basis – we encourage homeowners to use the link at the top of this paragraph to secure their speaking slot prior to the meeting.  If time permits, homeowners who do not sign up in advance may be granted a time slot by the Board during the Open Forum.
